Phoenix monsoon season runs from mid-June through September, and every year it surprises homeowners who thought their roof was "probably fine." Microbursts hit 70+ mph, dust storms scour shingles, and a single afternoon of horizontal rain can find every weakness in your flashing. If you have solar panels, the stakes get higher: panels add weight, penetrations, and a forest of wires across exactly the part of your roof that's hardest to inspect.
This is the inspection routine we walk our customers through every spring. You can do most of it from the ground with binoculars, a flashlight, and a willingness to actually look up.
Before You Climb (or Look Up From the Yard)
You don't need to get on the roof. Most monsoon failures show themselves from below. Here's what to gather:
- Binoculars or a phone with a strong zoom
- A flashlight for the attic
- Last year's electric bill, for a baseline check on solar production
- Your installer's name, ROC number, and the manufacturer of your panels and inverter
The 10-Point Pre-Monsoon Checklist
- Walk the perimeter and look up. Scan every roof slope for cracked, curled, or missing tiles. Tile fragments on the ground or in the gutters are a red flag — that material came from somewhere.
- Check your gutters and scuppers. Heavy granule loss from asphalt shingles looks like coarse black sand at the downspout. A handful of granules per season is normal; a coffee can full means your shingles are at end of life.
- Inspect flashing around penetrations. Vents, skylights, swamp coolers, and especially solar mounts are leak hotspots. Look for lifted metal, gaps in sealant, or rust streaks running down the roof from a fastener.
- Look at the panels themselves. From the ground, check for visible cracks, hot spots (discolored cells), or panels that have shifted out of alignment. A row that's no longer parallel to its neighbors usually means a mount has loosened.
- Examine wire management. Solar wiring should be neatly clipped along the racking, never resting on the roof surface. Wires lying on shingles or tile abrade with thermal cycling and become a fire risk.
- Check the inverter and rapid-shutdown box. Walk over to the side of your house and listen. A healthy inverter is quiet or hums softly. Loud fans, error lights, or a faulted "rapid shutdown" indicator means service before the storms.
- Compare your kWh production. Pull up your monitoring app (Enphase, SolarEdge, Tesla). If this April produced noticeably less than last April, something is off — soiling, a tripped panel, or shading you can't see from the ground.
- Walk the attic with a flashlight. Look for daylight, water staining on rafters, or sagging insulation directly under solar mount locations. Any of those means a leak that hasn't shown up on your ceiling yet — but will.
- Test your dryer vent and bath fan covers. Wind-driven rain finds the lowest-quality flashing on your roof, and these are usually it. Replace any vent cap with cracked plastic or torn screen.
- Trim back tree limbs. Anything overhanging your roof is an abrasion source in 60 mph wind. Branches that scrape across panels can microcrack glass invisibly — the panel keeps producing, but its lifespan just dropped by a decade.
The leaks we get called on in August almost always trace back to something a homeowner could have spotted in April. Monsoon doesn't create the failure — it exposes it.
Solar-Specific Issues You Won't See From the Ground
A standard roofing inspector isn't trained to look at your array, and a standard solar tech isn't trained to look at the roof underneath it. This is exactly the gap dual-licensed contractors close. From the rooftop, here's what we look for that you can't see otherwise:
Compromised Flashing at Mount Points
Every solar panel sits on a foot that's lag-bolted through your roof deck. Each foot is supposed to be sealed with a flashing kit appropriate to your roof type — tile, shingle, or foam. We routinely find installs where the original solar company used silicone sealant alone, which dries out and cracks within 5 years in Phoenix UV.
Tile Damage Under the Array
Most concrete-tile roofs in Phoenix have at least a few cracked tiles directly under solar panels — from the original install foot traffic, or from techs walking the array during service calls. You can't see them. Water gets through cracked tiles every time it rains hard.
Loose Hardware
Thermal cycling between 110°F midday and 65°F nighttime works fasteners loose over time. We torque every accessible mount during a monsoon-prep inspection. It's the cheapest insurance you can buy.

Call a dual-licensed contractor (not just a roofer) if you see any of these:
- Visible water staining on a ceiling that's directly below the solar array
- A panel that's clearly shifted, lifted at one corner, or producing noticeably less than its neighbors
- Any wire that's pulled loose from its clip or is hanging across a tile edge
- Inverter or rapid-shutdown errors that don't clear after a normal restart
- An attic that smells damp or musty after a recent storm
Don't wait for a category-1 monsoon to find these for you. The repair cost in May is a tenth of the repair cost in August.
