Roofs in Phoenix don't last as long as the manufacturer says they will. The brochure for a 30-year asphalt shingle roof was written for a roof in Pennsylvania. In Arizona, where summer attic temperatures hit 160°F and UV is relentless, you should expect 18 to 22 years from a quality shingle roof, and 25 to 35 from concrete tile. Foam roofs vary wildly based on whether the previous owner kept up on coatings.
Here are the five signs your roof is telling you it's time, and exactly what each one means for the solar array sitting on top of it.
Sign 1: Cracked, Curled, or Missing Shingles — or Cracked, Slipped Tiles
This is the most visible sign and the easiest to ignore. Walk your perimeter with binoculars. On a shingle roof, look for shingles whose corners have curled up like potato chips, or shingles that have visibly cracked along their length. On a tile roof, look for tiles that have slipped out of position or split horizontally.
A few damaged tiles or shingles can be repaired. But when more than 20–25% of the roof shows visible damage, you're past the point where patching makes economic sense.
What it means for your solar:
Your solar panels sit on mounts that are bolted through your roof. If the surrounding shingles or tiles are degrading, water is already finding its way past the flashing kits. Replacing the roof now — before a leak shows up on your ceiling — lets us detach the panels, fix everything underneath, and reset the array on a fresh, sealed surface. Waiting another two years means we're doing the same job, but now with drywall repair, attic mold remediation, and a frantic insurance claim attached.
Sign 2: Granule Loss in the Gutters
Asphalt shingles are protected by a layer of mineral granules. Those granules are what reflect UV away from the underlying asphalt. When you find a coffee can full of black, sand-like granules at the bottom of your downspout, you're looking at the protective layer of your roof in physical form.
A small amount of granule loss in the first few months after installation is normal. Significant ongoing loss after year 5 means the shingles are aging out.
What it means for your solar:
UV damage is uniform across the whole roof, but the panels themselves shade about 30–40% of your roof's surface. The shingles under the panels look brand new. The shingles around the array look 20 years old. Replacing only one or the other doesn't work, because the new material has to integrate with the existing flashing — and the existing flashing is failing.
Sign 3: A Sagging Roof Line or "Soft" Spots
Stand across the street and look at your roof line against the horizon. It should be straight. Any noticeable dip, sag, or wave between rafters means the decking has gotten wet, repeatedly, and is starting to delaminate or rot.
You can also check from inside the attic. Press up gently on the roof decking with a fist. If it feels spongy or gives at all, the decking is compromised.
What it means for your solar:
Solar racking systems lag-bolt into the rafters, not the decking — but the watertight seal happens at the decking surface. If the decking is rotten, no flashing kit on earth will keep water out. This is the scenario where homeowners discover a hidden leak only when an electrician arrives to investigate why their solar production dropped.
By the time a roof is visibly sagging, water has been getting in for at least six months. Your insurance company will not enjoy that conversation.
Sign 4: Daylight in the Attic, or Water Stains on Rafters
Go into your attic with a flashlight (turn it off once you're inside — you're looking for daylight, not making it). Any pinpoint of light coming through the roof deck is a hole. Any dark staining on the rafters or insulation directly below a mount point means a leak that hasn't reached your ceiling yet.
Even better: do this attic check after a heavy rain, when leaks are actively wet. Dry stains can be old. Wet stains are a current emergency.
What it means for your solar:
Active attic leaks under or near a solar array almost always trace to compromised mount flashing. The fix isn't a tube of sealant on the surface — sealant fails in Arizona UV in 3–5 years. The fix is detaching the panels, replacing the flashing kits with manufacturer-approved hardware, and ideally re-roofing if the surrounding material is also aging.

This one surprises homeowners. A failing roof loses its insulating capacity, and a failing roof under solar panels does it especially quietly because the panels keep producing power even as the underlayment degrades. Compare your past three summers' kWh consumption month-over-month. If you're using significantly more in 2026 than 2024 and your habits haven't changed, your roof is letting heat in.
What it means for your solar:
You may also see solar production drop — not because the panels are bad, but because thermal gain on a degraded roof raises the panel surface temperature, which reduces output. (Solar panels lose roughly 0.4% efficiency per degree Celsius above 25°C.) A new roof with proper underlayment and ventilation often increases your solar output, by 3–6% in our customers' real-world data.
What to Do If You're Seeing Two or More of These
Two of these signs together means start getting estimates. Three or more means start the project before monsoon season. The cost of a planned, properly scheduled roof replacement is dramatically lower than the cost of an emergency one with active interior damage.
